Two-Story Modular Offices in Pittsburgh, PA
When a building can't grow outward, the office can grow up. A two-story modular office puts engineering, HR or a training room directly above the ground-floor office, on the same square footage.
We plan and install these buildings in Cranberry Township, Coraopolis, Canonsburg and across Greater Pittsburgh, beginning with a no-cost design consultation.
What Holds Up the Second Floor
A structural steel deck spans the lower office and carries the upper rooms. Deck load ratings are engineered for what goes up there, whether that is a row of desks, file storage or a full training room.
People reach the upper level by an interior or exterior stair with handrails, landings and non-slip treads. Guardrail and kick plates finish any open deck edge.
Both levels use matching insulated panels and finishes, so the building reads as one structure. Each floor gets its own HVAC zone, since warm air collects near the roof.
Deck height, stair location and overhead clearances are settled on paper before anything is built, so what you approve is what arrives.

Two-Story Specifications
The structural pieces are engineered; the rest is chosen with you on the drawing.
- Engineered steel mezzanine deck with stated live-load ratings
- Separate heating and cooling zones for each level
- Stair towers inside or outside, with landings, handrails and non-slip treads
- Matching insulated panel walls upstairs and down
- LED lighting, pre-wired outlets and data pathways on both floors
- Guardrail and kick-plate packages along exposed deck edges
- Fire-rated wall assemblies where the layout calls for them
Typical Upper-Level Uses
- Engineering teams who still need to walk the floor
- Conference rooms above a shipping office
- Lunch and locker rooms lifted away from forklift lanes
- Administrative staff in buildings boxed in by terrain or lot lines
What the Process Looks Like
Where Two Stories Make Sense in This Region
Height decides it. Newer distribution buildings in the airport corridor around Moon Township, Findlay Township and Coraopolis, and along I-79 near Cranberry Township, often run 32 to 40 feet clear. That leaves plenty of room to stack two comfortable levels.
Older river-valley plants at 16 to 24 feet clear are a closer call. Some can take a second level; many are better served by a single-story in-plant office with a load-bearing roof for storage. We measure to the lowest obstruction before recommending either.
Because hilly terrain makes new buildings hard to site, food and consumer goods distributors and energy services firms around Canonsburg tend to build up inside the walls they already lease.
